Suburb boom: 40,000 people in decade

DEVELOPMENT activity on the outskirts of Ipswich will help cater to a population boom of up to 40,000 people within the next 10 to 15 years, according to Urbis report Growth of Ipswich.

Ipswich City Council have recognised Walloon as being a “top suburb hot spot” for new lots being created in their Planning and Development Quarterly Activity Report March 2018.

Construction has started on Waterlea at Walloon, a 1500-lot masterplanned community which is set to house about 4500 of those residents.

Project development manager Andrew Cook said the $350 million house-and-land project would incorporate a 100m wide central green spine around the natural creek running through the length of the development, with 34ha of parkland.

Mr Cook said retention and rejuvenation of the waterway had been a central focus and preservation of existing trees had been a priority.

“Several pedestrian bridges will cross the creek, with its ponds and rock pools, connecting residents to 2.4km of cycling paths and nature trails,” he said.

Benchmark Properties project marketing manager Karla Johnston said the community was within walking distance of Walloon train station and Walloon State School.

“Other private and public schools were also within easy reach and the University of Southern Queensland Ipswich campus was a less than a 20-minute drive away,” she said.

Ms Johnston said a major natural gas installation was finished and the NBN network would be available in every home.

The project is also close to major local employers, with the RAAF Amberley Base and Ipswich Hospital only short drives away.

“Expected population growth figures for the region have prompted extensive service upgrades including $20 million being spent on water and sewerage,” Mr Cook said.

According to CoreLogic revealed 25 houses sold in the 12 months to May 2018, and the current median house price is $370,000, a 5 per cent increase on the previous three months and a 6.5 per cent increase from the previous five years.

The developer joins the likes of others investing in the Ipswich area, particularly Ripley, where the likes of Hayfield, Sekisui House and Moterea have made headway on their communities.

Ripley was the second fastest growing suburb in Queensland in 2016-17, according to the Australian Bureau of Statistics.

A report by Urbis has predicted the Ripley region will experience average population growth of 27.6 per cent a year until 2026.
